From day one, we were directly involved with architects, structural engineers, and MEP teams to align design decisions with real-world construction efficiency, cost control, and long-term performance. This early coordination allowed us to streamline execution, reduce conflicts, and maintain control over both schedule and budget.
The project consists of a mix of studio units averaging approximately 575 sq. ft. and one-bedroom units averaging approximately 775 sq. ft., designed to meet market demand while maximizing usable space and long-term rental performance. The building was constructed using a wood-frame structure on a slab foundation, with a full fire sprinkler system integrated throughout the property to meet safety and code requirements.
From a construction standpoint, the project required full-cycle execution, including site development, structural framing, and complete interior build-out across all units. The scope included coordination of framing, mechanical systems, plumbing, electrical, insulation, drywall, and finish work, all managed under a structured construction schedule.
A key component of this development was maintaining efficiency within a multi-story structure while coordinating multiple trades, inspections, and material deliveries. Cerpa Construction maintained hands-on control of scheduling, subcontractor coordination, and field execution to minimize delays and avoid rework. Quality was enforced through continuous supervision and adherence to multifamily construction standards.
The project timeline — from initial design through final completion — was approximately two years, requiring disciplined planning, sequencing, and consistent oversight to bring the development to completion.
1162 Peabody is designed as a modern residential asset supporting long-term rental use in a high-demand location. The project reflects a balance between efficient construction, functional unit design, and durable systems built to perform under continuous occupancy.
This development demonstrates Cerpa Construction's ability to operate as a builder, developer, and construction management company, delivering multifamily projects from planning through turnkey completion with a strong focus on execution, cost control, and long-term asset performance.
Cerpa Construction provides a single point of execution — from design coordination through construction and delivery — focused on protecting budgets, maintaining schedules, and building multifamily assets that perform over time.
